Requirements to Obtain a Real Estate License in Florida
In Florida, obtaining a real estate license is a mandatory requirement for anyone wishing to act as an agent or broker in the real estate market. This is due to the highly regulated nature of the industry, which aims to protect consumers and ensure agents and brokers possess the necessary knowledge and skills to manage complex legal and financial transactions.
The license ensures that professionals are trained in key areas such as real estate law, contracts, financing, and brokerage procedures, minimizing the risks of fraud or legal misunderstandings.
The Florida Department of Business and Professional Regulation (DBPR) oversees the licensing process, establishing minimum education and experience requirements. This ensures that agents comply with state laws and adhere to a professional code of ethics, building trust with both buyers and sellers in the real estate market.
Additionally, the license allows agents to legally engage in brokerage activities such as buying, selling, or leasing properties, offering significant career opportunities in a dynamic and lucrative sector.

Specific Requirements:
- Age: You must be at least 18 years old.
- Social Security Number: A valid U.S. Social Security Number is required.
- Education: You must have a high school diploma or equivalent.
- Pre-License Education: You must complete a 63-hour pre-license course approved by Florida before taking the state exam. The course is valid for two years.
- Educational Exemptions: If you have a four-year degree or higher in real estate, you may be exempt from the pre-license education requirement.
- Exam: The exam is administered by Pearson Vue. You must pass the state exam after your application is approved by DBPR.
- Fee: Pay the required fee when submitting your application. Military veterans, their spouses, and members of the Florida National Guard may be eligible for fee waivers or discounts.
- Fingerprinting: You must undergo a background check through a registered Livescan service provider with FDLE. Submit your fingerprints immediately after submitting your license application.
- Application: Complete the application online or through the printable application link provided.
